Land feasibility for builders — Bengaluru

See what a site can hold, before you commit to it.

Give Xylem the survey drawing. In minutes you know how much you can build and sell on that exact plot, what the rules and the surroundings take away, and which layout makes the most of it. Before you pay for the land, or to get more from land you already hold.

How it works ↓

The problem

You commit to land on a rough estimate. The real number arrives months later.

  1. The seller's drawing shows a boundary. It doesn't show the lake buffer, the road widening or the power line.
  2. A rule-of-thumb FAR ignores the zone, the road width and the airfield height limit that apply to this plot.
  3. Your architect has time to draw one or two schemes, so you never see the one that fits more.
  4. By the time the surprises surface, the advance is paid.

01 — Start with what you have

The survey drawing you were handed is enough.

Drop in the DWG or DXF from the seller or the surveyor. Xylem finds the site boundary in the linework and reads off the area, the road widths and the survey numbers.

02 — See what's around it

Know what's next to your land.

Xylem lines the site up with official land-parcel records, so you see its true position: the roads it fronts, the neighbours, and any lake, drain or power line close enough to matter.

03 — What the rules allow

The rules for this plot, not a rule of thumb.

FAR, coverage, setbacks, height limits including airport zones, and buffers for water, roads and power lines, worked out for this parcel. Each value shows where it came from, and your consultant can override any of them.

04 — What you lose, and to what

Every square metre, accounted for.

Watch the land shrink from what you're paying for to what you can build on, with each deduction drawn on the plan. If a buffer costs you half an acre, you find out now.

05 — Your brief, many schemes

See the scheme that fits the most. Then the ones that fit differently.

Tell Xylem the flat mix, the density, how you want to park cars and what matters most. It generates complete layouts, with towers, roads and gates, a clubhouse, podium or basement parking, services, fire tender access and gardens, all inside the rules, and ranks them.

06 — Sun and shade

Which flats get the winter sun, and which never do.

Xylem follows the sun across this exact site on any day of the year: the shadow each tower throws on its neighbours, the play area and the gardens, and the hours of direct sun on every floor of every facade. The walls and windows are checked against the Eco-Niwas Samhita energy code before your consultant gets to them.

07 — Breeze

Where the breeze goes, and where the air stands still.

Ten years of local wind records, run through a flow simulation of each layout: the monsoon westerlies and the winter easterlies, the gaps between blocks that carry them through the site, the corners where the air goes still, and the flats that get a cross-breeze. Wind at walking height is graded for comfort, so a gusty plaza shows up before it is built.

08 — What each scheme gives you

Flats, floor area and seven scores, scheme by scheme.

For every layout: achieved FAR, built-up and saleable area, flats by type, and seven scores side by side, so the densest scheme and the best one to live in can be told apart. The market around the site comes from the RERA register: which projects launched nearby, how big, in what flat mix.

09 — Something you can show

A report a partner, a landowner or a lender can follow.

The layout you choose becomes a PDF: the site, the rules that govern it, the area statement, the market around it, the design, and its sun and wind studies. The assumptions and sources are in it, so nobody has to take the number on trust.

In every scheme

A whole project, not a stack of towers.

Each layout comes with the things a site plan is usually missing at this stage, placed where they fit and counted in the numbers.

Roads and gates

Entrances on the roads you front, and internal roads that reach every block.

Clubhouse

About 2% of the site: its own building, or the lower floors of a block.

Podium and basements

Parking decks sized to the cars each scheme needs, basements with their ramps.

Fire tender access

A driveway round the blocks, checked against the National Building Code, and refuge floors where the height calls for them.

Services

Sewage treatment, the electrical yard and the waste area, placed on the finished plan.

Gardens and facades

Trees, lawns, play areas and a fountain on the open ground, and a facade style for every tower.

Vastu, if you want it

Blocks turned so more front doors face north, north-east or east, never at the cost of floor area.

Back into CAD

The scheme comes out as a layered DXF your architect can open and carry on drawing.

Change one thing. See what it does to everything.

The road turns out to be 24 m wide, not 18. In Xylem that one correction carries through the rules, the buildable land and every layout. Nobody redraws anything.

More than one answer

Compare layouts that differ in kind, not three versions of the same idea.

Numbers you can defend

Every governing value shows its source. When your consultant corrects one, it is marked as theirs.

Nothing the rules won't allow

Layouts are generated inside the limits, so you aren't shown a scheme that breaks them.

What Xylem is not
Xylem supports early-stage decisions. It doesn't replace statutory approvals, detailed architecture and engineering, specialist studies or legal due diligence. Its results are a starting point for those steps.
About the drawing
The plots on this page are made up. The buildings, floor areas and flat counts are what the Xylem engine produced for those plots under the Bengaluru rulebook. The sun, the breeze and the scores in the drawing show the idea of those studies rather than their output, and other figures in the text are illustrative.
